La Reserva Manabi eco community is located in Ayampe, Ecuador – a small coastal town situated along Ruta del Sol, Ecuador’s main coastal highway about 30 minutes north of Montañita and 20 minutes South of Puerto Lopez.
The total size of the community is 70 acres, offering many unique home locations.
Our community design allows over 90% of our lot locations panoramic vista views of the Pacific ocean.
La Reserva Manabi Lot Sizes & Pricing
La Reserva Manabi offers larger sized home locations in order to preserve the lush tropical hillsides of Ayampe. This also allows a greater sense of living space within the community.
Our home lots average 1000 square meters (10.763 sq ft.) with a few smaller and larger locations available.

Lot sizes start at 500 m2 ( 5,400 sq ft) upwards to 5000 m2 (54,000 sq ft).
Average lot size is 1000m2 (10764 sq ft).
Current lot prices start at 85$ per square meter.
La Reserva Manabi Development Phases
We’ve divided the development of La Reserva Manabi into 3 independent phases.
Phase 1 Development
Phase 1 is currently under development.
Phase 2 Development
Phase 2 of La Reserva Manabi offers slightly larger lot sizes.
These locations have a more southerly view of the Pacific ocean, river and lush tropical hillsides.
Phase 3 Development
Phase 3 is on the southernmost property and the second hilltop.
This area has a separate entrance, some of the highest home locations, and most spectacular views.
The lower Phase 3 lots will include small townhomes and condos.
La Reserva Manabi Home Models & Pricing
The vision behind La Reserva Manabi buildings and infrastructure is a modern tropical approach with preservation always in mind.
In keeping with this philosophy our home models incorporate many of the latest sustainable building techniques, and feature low-impact designs that flow with the surrounding landscape. We also promote sustainable landscape design for each location.
Currently we have one home model available for Phase 1 development, with two more models in the final stages of planning for Phase 1 and beyond.
La Reserva Eco Home 01
This Eco home at La Reserva Manabi has spectacular ocean views from the upper balcony as well as the lower living room and deck.
There are 2 beds, two baths featuring a spacious (21ft x 14ft) master bedroom with sliding doors leading to the upstairs outdoor balcony. The master bath includes his-and-her sinks and large walk-in shower. The second floor 12 x 12 bedroom also has sliding glass door balcony access.
Your home and property are nature friendly with a grey water system, drinking water filtration, terraces for gardening, native jungle vegetation and fruit trees on property.

Tucked deep into the tropical hillside at the head of our nature trail system you’ll find Wild Child Village eco retreat center.
Wild Child Village offers a cafe featuring local fruit and vegetarian meals, yoga classes, a permaculture farm, and is right inside of our community available for our residents and guests.

La Reserva Manabi provides all electric and water needs to your property. We’re implementing a robust internet solution that will be available soon.
From La Reserva Manabi community it’s a short walk to the center of Ayampe, where you’ll find basic daily needs such as food, toiletries and alcohol.
Also, the town of Puerto Lopez is only a 20 minute drive away with a major super market, banking, fresh produce, meat and fish market, and many other every day shopping needs.
We will be applying a small homeowner association fee for maintenance of the property landscaping and trail network.
The La Reserva Manabi community does have some building requirements enforced by the community and the municipality of Puerto Lopez. If you choose to bring your own design, it must be approved by our committee.
